The Pre-Sale Process
We offer buyers an opportunity to engage with us prior to starting a project so that you can buy a custom renovated home.
You select the features and upgrades you want in your home. When we understand what you want, we start the renovation process transforming it into your home.
We like making everything “like new”. In some cases we will leave certain items untouched. Here is a list of the things we normally do in our single family house projects:
Exterior

- New or repaired siding installed and all rotted trim properly repaired or replaced
- New roof (unless existing roof is “newer”, 10 years or less)
- Porches and decks properly secured and stabilized if needed or built new
- Fresh paint including trim and shutters
- New windows if needed
- Fresh landscaping
- Any other items that need repair or replacement
Interior

- All rough electrical and rough plumbing updated, installed new or fully repaired
- New kitchen upgrades including cabinets, sink, faucets, fixtures, and appliances
- All bathrooms updated including vanities, sinks, faucets and fixtures
- New doors if needed
- New finish electrical including new outlets, switches, and cover plates
- New lighting fixtures throughout home
- New hardware including new door knobs and hinges
- All sheetrock new or repaired as needed
- Fresh paint throughout entire interior of home including walls and trim
Additionally all latent defects are addressed, remediated, and disclosed.
Examples of these types of repairs include water penetration into the basement or structural deficiencies. We address these problems with professional solutions that include a multi-year (10 years or more) warranty that transfers to you as the new homeowner.
Making Your Selections
Sometimes we are well into a project but the cosmetic features still need to be completed.
In these cases instead of engaging with us to create a fully customized home renovation, you will have the opportunity to make final selection on cosmetic work.
For an additional cost, you may also have the opportunity for some last minute add-ons. This includes:

Paint color selections

Flooring types and colors

Lighting and ceiling fan fixtures

Hardware (for cabinets and doors)

Extra concrete for additional parking or wider driveway

Exterior structures such as sheds or additional, detached garage
